"During the 8 years that we have been looking for a property we've worked with more than 10 different real estate agents, the quality of our experiences ranged from satisfactory to beyond bad. Eventually we gave up on using an agent to help us find a house and decided that we would just look for a property ourselves and if we liked the property we would use the selling agent to represent us. "Stan and Renee assisted us with the purchase of an investment property. We saw a fantastic property listed as a short sale that was coming up for trustee sale the next day and pointed it out to Renee, believing that we were too late to act on it. With Renee's encouragement, we got an application in to the sellers and accepted by them the same night with less than 10 h to the scheduled trustee sale.
The perseverance of Renee caused the trustee to halt the trustee sale literally 1 h before it was due to take place for them to consider our offer, and postponed the trustee sale by 6 weeks. The short sale was approved 2 weeks later, and Renee's support over the next 4 weeks was outstanding as we battled an immovable trustee while trying to get escrow to close over a the holiday period.
We finally closed with the trustee sale still scheduled for the following day. The short sale process, with the constant threat of a looming foreclosure halting the sale before completion, is not for the faint-of-heart, but Renee was up to the job and I have no hesitation in recommending her. We will be using her again if and when we buy another property.
Did I mention that the property we bought was an absolute steal? A good $50,000 below fair market value and, after a little bit of work, we have prospective tenants fighting each other to move in. Soon to be cash-flow-positive, this property will be a great long term investment.

"When I made the decision to buy another house I was faced with the task of finding a Real Estate Agent that I felt comfortable with and that I could trust. As it happened, I had mentioned my plan to relocate to a relative of mine. She told me about some friends of hers in the real estate profession, Stan and Renee Rector. She said that Stan had recently helped her and her husband with the purchase of a new home.
Shortly after that, I spoke with Mr. Rector on the telephone and I told him what I was looking for. He put together some listings that met my specifications and we set up some dates and times to go and take a look at them. As we were driving around from location to location I had a number of questions for Stan, and this in between time gave me the opportunity to talk to him at length.
It had been over two decades since my last experience with a real estate agent. I remembered that experience as being very mechanical and dry. Stan gave me a good overview of some of the changes that had taken place in the housing industry in recent years and answered all of my questions in detail. He also provided me with some information about his background in construction, which game some credibility to what he was telling me.
I found Stan's demeanor to be very pleasant and down to earth. I appreciated his candor and this exchange of information was something that I didn't get during my previous house buying experience twenty years earlier.
The houses that were shown to me were in line with the specifications that I had given to him and he was able to answer additional questions for me drawing upon his previous experience in construction. Stan also provided me with an internet link to preview the homes before taking the time to physically view them. That saved a lot of time by making it possible to bypass those homes that held no visual appeal for me.
Once I decided on the house that I wanted, the whole process became seamless. Stan stayed on top of everything and demonstrated an effective use of time and resources. He also kept me informed by providing me with frequent updates during the negotiation and buying process.
Overall, I found the entire experience to be very easy with a minimum of stress. Stan and his wife Renee demonstrated a level of professionalism and ethics not often seen these days. Based on my experience with Stan and Renee, I would have no problem pointing others in their direction. ~ J.G.

"We first learned about Stan and Renee through our younger and trusted neighbors. They both worked in the real estate business but not as agents. They recommended the Rectors based on how honest and hard working they were.
After having interviewed other agents it wasn't difficult to choose as Stan's demeanor and knowledge of the Internet for marketing ease. I think we were quite vocal in our wishes and needs. Well, once again you guys have gone above and beyond the call of duty for Gary and I.
This time, unfortunately, we had to short sell our Simi Valley house after moving to Oxnard. As you well know, the move was necessary and came just in time. With your assistance, we were able to rent out the Simi house for a little over a year, but things didn’t work out, necessitating the sale.
Anyone that has ever sold a house knows that it isn’t the easiest thing in the world to do, so multiply that a million times and there’s your short sale. But with you guys helping us, we knew we didn’t have to worry.
Actually, it was really kind of painless on our end. Like the proverbial duck on the water – Gary and I were calm on the top side while you guys were paddling furiously underwater.
So, we were off and running with the clock ticking with the bank. So many challenges with those loan people, but with your referral, we were assisted by a third-party negotiator so we didn’t have to deal with the banks anymore. Renee, we appreciated your indulgence and understanding when we were trying to figure out what to list the house for, and of course you were right.
The hardest part of the whole experience was waiting for the banks to make their decision, but you were all over it, working with the negotiator and the banks to get their approval of the deal. They were very tough to deal with, but Renee, you called, faxed and e-mailed until the job was done without a moment to spare.
We’ve heard horror stories of short sales taking up to a year or more to close – IF they close. Ours took just about 3 months, and we would have to attribute that completely to the two of you.
This is the second home we’ve sold with Rector and Associates, and if (I hope we don’t) we sell our current home, of COURSE we will be calling you. "For the second time in less than 5 years, we have to thank Stan and Renee Rector for everything they have done for us.
The first time we met Stan, we wanted to sell our townhouse and move into something a little bigger. It took some time and a lot of work on his part, but we found the perfect home for us. Not only that, but we developed a wonderful friendship with both Stan and Renee that we cherish.
However, we had a goal – we wanted to move to West Ventura County within a few years, so we had to keep that in mind. Last year, we wanted to move, but the downturn in the economy made it nearly impossible – or so we thought.
We received an unexpected gift that would assist us in the purchase of a new home, and we called Stan to talk about our options. We were looking to buy a home in Camarillo, and Stan set us up with his website so we could browse the homes that were available. After a couple of months, we still had not found anything acceptable that was within our budget, so we again called Stan to expand our search area.
I am from Oxnard, and was looking to move closer to my parents. My dad was 86 years old and in failing health, and my mom is 82 and cannot walk without assistance. They needed me to be close so I could make sure that their needs were being met.
My husband was hesitant to move to Oxnard, but knew that it would make me happier to be near my family, so he made the sacrifice. Stan expanded our search area and we began looking in both Camarillo and Oxnard.
We thought we found the home we were looking for just a short while later, but it was a “short sale.” Stan let us know that this type of purchase was not easy, and would probably take some time, but we went ahead with an offer.
While we were waiting for the banks to make a decision, I lost my dad. It was now imperative that we get to Oxnard somehow, someway, and as soon as possible. We looked at other areas of Oxnard that would meet our (impossibly high) standards, and found a home that I just had to see.
And although Stan and Renee were leaving in just a couple of days to get married and honeymoon in Hawaii, Stan said he would meet me at the house the next afternoon.
When I got there, Stan was already in the house. He came out to greet me with a HUGE smile on his face and said, “I think we found your house…” I walked through the house and realized that he was right. I had tingles (warm and fuzzies, Stan calls them) because it was perfect! It had everything we were looking for – hardwood and tile floors, parking for our RV, a huge backyard, a bonus room for our family get-togethers, and a great kitchen. Not to mention the fact that the price was really right!
We immediately made an offer. So did a bunch of other people. And Stan and Renee were leaving town. It didn’t look very good for us.
While Stan was gone, my husband and I discussed other options, and I continued to look at other houses. Not very many met our criteria, and most of the ones that did were foreclosures that were beat up and would require a lot of additional money, time and work to make them livable. We found one that met almost all of our requirements – it was a two-story, we wanted a single story – and we had decided that, since we would probably not get the first one, we would go look at it when Stan and Renee got back into town. As I was signing off of the computer after showing my husband the pictures of the house on Stan’s website, the doorbell rang. All I could see through the beveled glass of my front door was a person and a lot of color, and when I opened the door I saw Stan. He was holding a bunch of balloons, a bottle of wine and some paperwork and he was wearing a gigantic smile. I looked at him and said, “Shut up!! We got the house?” He replied, “We got the house!” That’s when the tears started falling.
We did not know until that night that Stan spent a majority of his time (that he should have been honeymooning with his beautiful bride) on the phone talking to and texting the realtor that was representing the seller. He made sure that she knew that we were the ones that should have this house, and he MADE it happen. It’s been a few months, and I am still in awe of Stan and how he got us this house.
Oh, but it doesn’t end there. We still had to go through escrow, inspections and appraisals. Stan was there with us for every single one, and made sure that we knew where we were at all times. The escrow company was difficult to work with, but Stan was on top of everything, making sure that nothing got too out of hand.
Finally, we closed escrow. Stan was out of town, but Renee called to let us know that we were the (very) proud owners of a new home. I don’t want to spoil the little surprises they blessed us with during and even after our home buying experience but take my word, compared to other realtors that we have known and tried to work with (before we met Stan), Stan reigns supreme! We have all heard the horror stories, and have this idea in our heads that realtors are just like car salesmen. Not Stan and Renee.
They really care about the people that they work with. They get to know you and what you need and like, then they make it happen for you. They even have a network of people that they can refer you to if you need help in other areas like getting a home loan, termite inspections, appraisals, electrical work, anything!!

"When we first made the decision to sell our home in Simi, the decision was an easy one. After all we were building our dream home.
As you know we originally planned to sell two properties, one in Simi and a rental in LA. Well, the building process dragged out quite further than anticipated and as we were looking for agents to list our home we did not just want to pick someone out of a phone book.
Low and behold, an acquaintance had your card on her desk and I inquired as to her opinion. She was genuinely thrilled to offer her recommendation of you and your services. When we called and first met you we were blown away by your Real Estate knowledge and insight, especially in this turbulent and difficult economic climate.

When I called Troop initially to inquire about a listing I saw in the newspaper, you answered the phone. What a lucky day for me that was! I had just stumbled upon the best real estate agent I could ever ask for.
From that moment on, I never had a single doubt about doing business with you. You listened closely to my needs, you took me out to show me homes, you e-mailed me new listings every day and we worked together until we found The Home. It is perfect for the needs of my family. You went way above and beyond the call of duty for me. You would liaison with my attorney and my mortgage broker whenever necessary. You shielded me from the calls of nervous real estate agents up the line when I couldn’t close my escrow on time due to circumstances beyond my control. All these other realtors were freaking out and yet you remained calm and focused. You controlled the transaction at all times and were aggressive in making certain that things were done on time and that other people were doing their jobs. You saw to every little detail. You helped me get the deal done. I tell my friends that I am sure I would not have gotten this house without you as my agent. You made it all come together.
How can I ever thank you enough, Stan? Well, I can tell everyone I know how instrumental you were in making that house my home. And, trust me, I do tell everyone just that. I tell them that there is no harder-working agent on the planet than you. There is no agent who provides better service. You earned that commission many times over.
